Roofing question
I am getting ready to possibly purchase my first home. One of my concerns however is the roof on the home. While it is newer (4 to 5 yrs) it has a pitch of 2/12 and the current homeowner installed asphalt/fiberglass shingles. I've heard a lot of different opinions from professionals on whether this would be an adequate for the wind gusts we receive in the area with nor'easters and all. Part of the concern is the potential for the wind to blow water up under the shingles and compromise the seal. My understanding is that if shingles are going to be used on a roof with this pitch, the overlap of each shingle must be greater-only exposing 3-4 inches of each shingle and they must double-up on the felt paper. Does anyone have experience roofing that can clarify if shingles can in fact be installed on a 2/12 roof-or what criteria must be met to do so?
Another concern I have is that the homeowner has no paperwork or knowledge of the company that did the work...furthermore, upon looking at the city of virginia beach's website, there is no record online of a permit being issued. Possibly the system might not be updated but I am seeing a lot of red flags.
