FS: House in VA Beach

I am selling my 2 bed and 1 bath home (duplex) for $154K. It was recently appraised for $171K. The house is located on a quiet court in College Park and is very close to the highway, gas station, chesapeake, norfolk, and military bases. The house is FSBO so that we dont have to deal with any realtors.
The alternative is lease to own on a one year contract. This requires a 2K downpayment (goes toward the home) and a 1100 monthly payment plus utilities with 200 going towards rent credit. The future purchase price of this home will be for 165K. So if you can do the math, 2K down plus 200 a month for 12 months will add an additional $2400 towards the house for a total of $4400 towards the home (closing cost or purchase price).
