I was at 5.5 back when I did mine earlier this year... Paid for the float but no luck getting lower than that.

Lucky bastard. I can only hope rates get that low again this year. Thankfully I get the money for my float lock back at closing. It is cheap insurance for me I guess. Especially considering the economy right now.

yeah that is what im doing is a fha. i might need to check into that again for rates its been like 2-3 month since the pre-approval.especailly since yall are saying they are at 6.25-6.35 right now . i know ealier this yr it was a 5.5 but i missed out on that couldnt get lock in . but im not puting anything down as well getting the seller to pay closing cost 3 %. not sure if that affects it at all though . our credit is outstanding so that should be a problem geting the lower rates. thanks for the info, do you know what lender/banks were offering the 6.25-6.35 rates so i can check on that . would be a big help. another thing did you have any points added into your pre approval loan? i had 0 points added in and i know they can add up to 5 points towards your loan which makes the rates lower but makes your loan for the house higher.

I went through First Horizon/Met Life. Contact Sonny Parks. He had posted some info earlier in the thread. His number is (757) 478-5365. Even if you dont go through First Horizon/Met Life he is a great source of information. I know a number of people that have used him hence my choice. Let me know how it works out for ya...

I had been doing some looking, not really planning on buying when I did but we ran across a deal that was awesome and the rates were great right then. I had a feeling rates would go up with the way everything was looking so I jumped on it.
